Stamar Management Corp is committed to increasing the profitability and sustainability of properties under it's management. Our mission is to provide quality, cost conscious, property management services, at below market rates.

"Flat Fee" Property Management Services - Receive a Free Management Quote.

Full Service Management Rates:

Multi-Family, Commercial, Industrial Property Management
Multi-Family 2 - 24 units: 5% - 9% of collected rent or negotiable based on number of units, location and condition.
Apartments 25 -99 units: 4% - 7% of collected rent based on number of units, location and condition.
Apartments 100+ units: 2.5% - 4.5 % of collected rent based on number of units, location and condition.
Commercial or Industrial:  3.8% - 5% of collected rent amount.
 
Single Tenant Property Management
Single-Family unit: $125.00 per unit. Discount available for multiple units.
Tenant Placement Fee: 80% of the first month's rent.
Lease Renewals: $50.00
In-house maintenance staff labor rates listed below:
Handyman Labor:  First hour $25.00, every additional hour $ 20.00
Electrician Labor: First hour $35.00, every additional hour $ 30.00 
Plumbing Labor: First hour $35.00, every additional hour $ 30.00   
After Hours: During non-business or weekend hours additional $20.00 per hour.   
Oversight fee:  10% of third-party vendor invoices and materials amount.
 
Single Tenant Property Management; Other Miscellaneous Fees
NSF Checks (charged to Tenant): $35.00
Tenant Application Fee (Tenant charge): $30.00 application fee, two or more applicants $50.00  
Owner's past due balance: 1.5% per month on past due balances   
1099 Form: $12.00 per form
Eviction (charged to Tenant): $500.00 plus $100.00 Lock out fee (includes lock change)
Agent’s attendance to court on owner’s behalf: $75.00 for each eviction and $25.00 per hour for other litigation
Online PayPal Service (when applicable): 3% of payment invoice

Renovation or Rehab Jobs:   Prices available upon request.
